Did you know that Home Staging is actually part science and part psychology and works on our emotions?! It takes seconds for that first impression, so it is important to remember that when potential buyers walk in the front door that feelings and emotions are triggered. Buying a house is a huge deal! We cannot help but have our emotions involved.
Why is Home Staging so important? From a Sellers’ perspective, once you have made the scary decision to sell- you need to step out of your ‘Homeowner’ status and into the shoes of the Buyer. This is a critical mindset because if you cannot disassociate yourself from your home, you cannot view your home neutrally.
The Science of Home Staging helps the Seller remove any emotions or feelings attached to the home. Stagers then create a welcome and neutral space for everybody. If Sellers maintain attachments to home furnishings, décor, placement and flow- then it is a disservice to the process.

Stagers will always use the best furniture placement, lighting both natural and with the art of illusion, cohesion through colour, texture and elements, visual editing, and so much more!
Buyers shop with their eyes, approximately 85% will use resources like MLS.
I suggest to Sellers- go to other Houses for Sale in the neighbourhood. Pretend shop and check out the competition. More importantly, check out your own reactions when you walk into someone else’s home, and note WHY you feel this way. What do you like? What don’t you like? We are often much better at judging others’ than judging ourselves!

In recommending that Sellers ‘check their competition’, this exercise also solidifies their responses to how they should see their own home now. If a Seller is then truly ready to take on a neutral mindset in ‘all the things’ that they like in their home, they will then be ready to make the necessary and expected changes to prepare their home for the market.
As Buyers are savvy, and have a list of things they want and need, it is now the norm to expect a staged home. And the science of Home Staging and psycology aside, Home Staging sells houses 85% faster and often with a better offer! Hmmmm!!
